DeedWatch
🔒 Now onboarding founding members — Georgia

Know the moment anyone touches your property’s title.

DeedWatch checks ownership and lien activity across your entire Georgia rental portfolio every week — so a forged deed or surprise lien doesn’t sit unnoticed for months.

Protect my portfolio How it works

FBI IC3: real-estate cybercrime losses jumped from ~$174M (2024) to $275M (2025) — up ~59%.

Deed fraud doesn’t knock. It just files paperwork.

A forged deed can move your property out of your name without you ever being contacted. And most owners discover it at the worst possible moment — at sale or refinance, when unwinding it is the most expensive.

🎯

Landlords are the prime target

The NYC Sheriff logged roughly 3,500 deed-theft reports between 2014 and 2023. Rental, vacant, and LLC-held properties are repeatedly named as the most vulnerable — exactly your portfolio profile.

⏰

You find out months too late

A surprise lien or ownership change can sit quietly in the public records for months. Nobody has time to re-check ten properties across three counties every single week — that’s the job.

🗃

Free alerts don’t scale

County alert services make you register each property, one county at a time, and only watch future filings. There’s no single view of your whole portfolio — and no monthly summary.

How it works

Step 1

Send us your addresses

One CSV or a simple email with each property and the owner name on record. Most Georgia portfolios are onboarded in under 15 minutes.

Step 2

We check every week

Each week we pull fresh property records and diff ownership and filings against your baseline — deeds, liens, tax delinquencies, new filings.

Step 3

You get alerted

Ownership change → prompt email alert. Plus a monthly title-health report summarizing your entire portfolio, including unresolved liens worth reviewing.

Honest note: DeedWatch is weekly snapshot monitoring, not a real-time deed feed. We catch changes within days — far faster than discovering a problem at sale or refinance time. Alerts are factual activity notices, not legal determinations. And if you own a single home, your county’s free alert service may be enough — we’ll tell you honestly.

Built for landlords with 3–50 properties

🗺

One view for the whole portfolio

Properties across multiple counties, watched together. No per-county logins, no one-at-a-time registration, no spreadsheet you update by hand.

⚖

LLC and trust aware

Owner-name matching handles LLC and trust title variations — the way your properties are actually titled, not just your personal name.

🏷

Beyond fraud: full title health

Deeds, liens, tax delinquencies, lis pendens, satisfactions — every filing classified and summarized. Not just fraud alerts.

📊

Monthly title-health report

One summary per month: what changed, what’s unresolved, what deserves a second look. Sample report available on request.

Early access for Georgia landlords

DeedWatch is in early access with a small founding cohort of Georgia portfolio landlords. Founding members lock in pricing for 12 months.

Why landlords already pay for monitoring: Home Title Lock serves 130+ paying reviewers at $199–$227/year. Its record — 25 BBB complaints in 3 years, phone-only cancellation, after-the-fact alerts only — is exactly the gap DeedWatch closes for portfolios: portfolio-wide monitoring, LLC/trust name matching, transparent flat pricing, and no fear marketing.

Simple pricing, per portfolio

One subscription covers your whole portfolio. Annual billing = 10× the monthly rate (two months free). Founding-member pricing locked for 12 months.

FAQ

Is this title insurance?

No. DeedWatch is a monitoring service. It doesn’t insure your title or pay claims — it watches public-record activity and tells you when something changes so you can act early.

Do you decide whether something is fraud?

Never. We send factual notices (“ownership changed from X to Y on this date”) and recommend a title professional if you don’t recognize the activity. Fraud determination is for attorneys and courts.

Which areas do you cover?

All of Georgia today. We monitor via aggregated public property records; county-direct feeds are being added where permitted. (GSCCCA automated access is prohibited by its terms, so we don’t scrape it.)

What should I do if I get an alert I don’t recognize?

Don’t ignore it. Verify with your closing attorney or a title company promptly — early action is the difference between a scare and a loss.

How is this different from free county alerts?

Free alerts are per-county, future-filings-only, and one property at a time. DeedWatch watches your entire multi-county portfolio in one place, diffs ownership snapshots, and summarizes everything monthly.

I only own one home. Is this for me?

Probably not — your county’s free alert service may be enough for a single property. DeedWatch is built for portfolios of 3–50 properties, where manual checking breaks down. If that’s not you, we’ll tell you honestly.
